The number of owner-occupied homes valued at least one million euros increased significantly again in 2025. At the end of last year, the Netherlands had over 273,000 so-called million-euro homes. That is nearly 50,000 more than in 2024, an increase of over 22%. As a result, 6.2% of all owner-occupied homes in the Netherlands now have a value of at least one million euros. Converted, this means that approximately one in sixteen owner-occupied homes is currently a million-euro home. This is evident from Calcasa's 2025 Million-Euro Homes Annual Report.

Strong growth since 2013

The increase fits within a trend that has been visible in the housing market for years. Since 2013, the number of million-euro homes has continued to rise every year. During the depths of the credit crisis, the Netherlands had only 12,500 homes valued above one million euros. That number is now more than twenty times higher. The growth is also remarkably large compared to 2020. Five years ago, there were just over 80,000 million-euro homes; by now, that number has risen to more than 273,000.

Average value over €1.3 million

. In 2025, the average million-euro home had a value of approximately €1,360,000. The average price per square meter was above €6,700. Additionally, these homes feature an average living area of ​​over 210 m² and a plot of more than 1,200 m².

Due to their high property value, million-euro homes now represent a significant portion of the total Dutch owner-occupied housing market. Although they make up 6.2% of owner-occupied homes, together they represent nearly 16% of the total property value.

Amsterdam remains the frontrunner.

Amsterdam remains the municipality with the most million-euro homes. The capital now has over 19,000 homes valued at over one million euros. The Hague follows with over 11,700 million-euro homes, followed by Utrecht and Rotterdam.

Municipalities such as Gooise Meren, Breda, Haarlem, Amstelveen, and Zeist are also among the municipalities with a relatively high number of million-dollar homes. Consequently, million-dollar homes are no longer found exclusively in traditional villa villages.

Highest percentages in Bloemendaal and Laren

When looking at the share of million-euro homes within the total owner-occupied housing stock, Bloemendaal and Laren once again top the list. In these municipalities, more than half of all owner-occupied homes now have a value of at least one million euros.

Municipalities such as Blaricum, Wassenaar, Heemstede, Gooise Meren, and Utrechtse Heuvelrug also have a relatively high share of million-euro homes. In total, sixteen Dutch municipalities now have a share of at least 20% million-euro homes.
